Description

This subject provides an overview of the property development process, commencing from land acquisition through to the development approval process. Various roles such as, architects, surveyors, builders, contractors, quantity surveyors, development managers and project managers are explored in the development cycle. Market analysis and off the plans sales are discussed. Students consider projects from the viewpoints of developers, the community, investors, and the end users.

Subject learning objectives (SLOs)

On successful completion of this subject, students should be able to:

1. Understand the distinct steps of the Property Development Process and the purpose of each step.
2. Understand the role of various stakeholders and contributors in the Development Process – particularly the Developer/Development Manager.
3. Understand the concept of Development Risk and how it materialises in the Development Process and how this is managed and mitigated.
4. Demonstrate an ability to write a professional investment thesis for a Property Development investment (Investment Committee paper), which contemplates investment returns, the Development Process and risk.

Teaching and learning strategies

Online learning activities will continuously reinforce the learning content for students throughout each week. The
emphasis is on "learning by doing," and undertaking practical tasks and discussion forums on the various topics within
this subject. Zoom sessions will provide hands on guidance through the major assignments.

Assessment

Assessment task 1: Quiz

Intent:

This assessment comprises of three individual quizzes.

Quiz one: This assessment item tests concepts found in Module 1, which focuses on fundamental principles of property development and the concept of development risk.

Quiz two: This assessment item tests concepts found in Modules 2 and 3, which focus on feasibility analysis, land titles, acquisition and financing structures.

Quiz three: This assessment item tests concepts found in Modules 4 and 5, which focus on town planning, design, tendering and construction.

Assessment task 2: Assignment

Intent:

Apply the concepts covered in Modules 1, 2 and 3 to a hypothetical industrial development opportunity. An understanding of the concepts will enable the assignment questions to be answered and presented in a report format

Assessment task 3: Assignment

Intent:

Apply the concepts covered in Modules 4, 5 & 6 to a hypothetical industrial development opportunity. This assignment follows on from the first written assignment by considering development delivery strategies, as would be the case in a real development post-acquisition. An understanding of the concepts will enable the assignment questions to be answered and presented in a report format.
